Drain Field Replacement

Nobody picks a mound. A mound gets picked for you, by rock sitting too close to the surface or by a water table that comes up in a wet spring. When the site lacks the depth of clean soil the county wants under a trench, the soil comes to the site instead.

A perc test times water dropping in a hole. A soil evaluation reads the ground itself in a pit or a boring: the layers, the texture, the color, the mottling that shows where water stands in a wet season, and how far down the rock sits. The second one is what decides a mountain lot.

Why Drain Fields Fail
The usual septic page names a few symptoms and then asks you to book an inspection. Almost none of them write down what is happening under the grass. Here it is.
The Field Is Soil, Not Pipe
A septic system has two halves that do two different jobs. Solids settle in the tank and grease floats on top of it. The liquid in between leaves for the field, and the field spreads it into unsaturated soil. Soil does the treating as the water moves down through it. The pipe only hands the water out. Everything about size, cost, and whether the job is even possible follows from that one fact.
Biomat Is Bacteria, Not Dirt
Where effluent meets soil, a dark slimy layer grows on the trench bottom and up the sidewalls. That layer is alive. A thin one is good, because it slows the water and treats it. A thick one seals the trench like a liner. Once it seals, water has no way down, so it finds a way up. Digging out the trench and putting the same pipe back does not remove the reason it sealed.
Why the Backup Came Back After the Pumping
Pumping empties the tank. An empty tank has room, so the house drains fine for a few weeks while the tank fills again. Nothing about that touched the field. When the backup returns inside a month of a pumping, the tank was never the problem. This is the single most useful thing to know before you spend another dollar.
Too Much Water Going In
A field sized for three bedrooms gets six people, laundry every day, and a toilet running all night that nobody hears. Soil never gets a rest between doses, so it stays saturated and stops accepting. Roof runoff landing on the trenches does it too, and so does a sump pump discharging uphill of the field. From above the yard looks fine. Underneath it is full.
Weight on Top, Roots Underneath
Distribution pipe and chambers sit shallow. A truck, a camper, a skid steer, a fill pile, or a new gravel turnaround crushes the pipe and packs the soil below it. Packed soil does not loosen again on its own. Roots work the other direction. Willows, poplars, and silver maples grow toward water, and effluent is water. They fill the pipe and shift it off its grade.
Additives and Sealed Soil
Here is the physics, and you can check it. A sealed soil interface is closed pore space. Nothing poured down a toilet travels through a tank, out to a trench, and reopens pore space in the ground. It does not un-compact soil that a truck drove over, and it does not lower a water table. We do not sell that and we will not promise it.
The Four Reasons a Cheap Field Dies Young
It is the same four every time. A field sized off no real soil work. Trench bottoms that are not level, so the near end drowns. A tank with no working filter, passing solids straight into soil. And something driven over or built on top afterward. Miss all four and a field runs for decades.
Where the Line Is Between Us and a Plumber
A clog between a fixture and the tank, with dry ground outside and no alarm, is interior drain work. Roto-Rooter and the local drain cleaners clear those every day and they are good at it. Call us when the ground outside is wet, the smell is outdoors, or the backup returns after a pumping.

Look at the Ground
We walk the wet area, find the tank, open it, and read the level. We ask how long ago it was pumped and how fast the trouble came back. Then we look at what sits above the trenches.
Soil Work
Pits or borings go in on the ground being considered. Somebody reads texture, layering, wetness, and depth to rock. On a Blue Ridge lot that answer can change inside fifty feet.
Permit and Design
North Carolina runs two steps through the county health department. One confirms the ground will support a system. A separate authorization has to be in hand before construction starts.
Dig and Set
Trench bottoms get shot level. Chambers, gravelless product, or pipe in washed stone go in per the design. The tank gets set, the filter goes in the outlet, and the risers come to grade.
Inspection, Backfill, Seed
The county looks at the work before it gets covered. Then backfill, final grade so water sheds off the field instead of onto it, seed, and straw. The lawn comes back in a season.
What Moves the Price of a Drain Field
We are not going to print an average, because the average is two different jobs mashed together and it will mislead you. There is a fork, and which side you land on moves the number more than anything else does.
One side of the fork: your lot carries a reserve area, the reserve is still open ground, and it passes evaluation. New trenches go in over there, new distribution feeds them, and the old field gets abandoned in place. That is a straight excavation job and it prices like one.
The other side: there is no reserve area, or a shop and a driveway went up on it, or the whole tract comes back short on soil depth. Now the job is a redesign. A fill system, low pressure pipe, a dosed low-profile field, a mound, or advanced treatment ahead of a smaller field. Every one of those adds engineering, a pump, controls, and usually imported material. The gap between the two sides is large enough that quoting before the soil work would be a guess.

- Field size, which follows the house rather than the yard
- Whether a machine can reach the work, and how steep the drive is

The evaluation comes before the number for a plain reason. The soil is the working part of the system, and until somebody has read it, nobody knows what is being built.

How much does it cost to replace a drain field?
It depends which of two jobs your lot gives us. New trenches in an intact reserve area is one price. A site that has to be redesigned around shallow rock or wet ground is a much bigger one, because that brings engineering, a pump, controls, and imported material with it. What moves it inside those bands: the soil evaluation result, depth to rock or seasonal water, how big the field has to be for the house, whether a machine can get to the work, and how much material gets hauled. How long does a drain field last?
A field on decent soil, looked after, runs decades. Four things decide it. Whether the tank got pumped often enough that solids never reached the trenches. Whether an effluent filter sat in the outlet doing its job. Whether anything got driven over or built on top. And how much water the house sends through it every day. A tank left alone for twenty years can take a field out in well under half the life it should have had.
Can a failed drain field be repaired?

A percolation test times how fast water drops in a hole dug in the ground. Useful, but limited, because a hole can drain nicely with a rock shelf sitting under it. What matters more now is the soil evaluation, where somebody reads the profile in a pit or a boring for texture, layering, wetness, and depth to rock. Your county health department sets which one your site needs. Either way the result is what sizes the system.
Why does my septic back up after I just had it pumped?
Because pumping empties the tank and nothing else. An empty tank buys the house a few weeks of room while it refills. If the field had been accepting water, the tank would not have been full to the outlet in the first place. A backup returning that fast points at the field. What are the signs of a failing drain field?

Can I build or park over a drain field?
No, and the reason is physical rather than legal. The pipe sits shallow, weight crushes it, and the soil under it packs down. Packed soil does not accept water again, and accepting water is the entire job of that ground. That covers vehicles, trailers, campers, sheds, fill piles, patios, above ground pools, and new gravel drives. Protect the reserve area the same way. That is the ground your next field goes in, and building on it is what turns a straightforward replacement into a redesign.
How do I know if it is the tank or the drain field?
Wet ground, outdoor smell, and a backup that returns soon after a pumping all point at the field. Dry ground outside, no alarm, and one fixture acting up points at a line or an interior clog. There is a better test than any of that: open the tank and look. A tank standing above its outlet pipe is telling you the field will not take the water. That is the first thing we do on a site visit, and it takes minutes.
Thin Soil Over Rock on a Blue Ridge Lot
Asheville sits in the Blue Ridge, and the buildable ground here is side slope. That gives a septic designer two problems at once. Soil over bedrock is shallow, sometimes only a foot and a half to two feet on a mountain lot. And the grade is steep enough on plenty of parcels to rule out a conventional gravity trench field on its own. Either one alone pushes a job toward a fill system, low pressure pipe, or a dosed low-profile field. Together they decide it.
Between the topsoil and solid rock there is usually saprolite, rock that has weathered in place without moving. It is common right across the western North Carolina mountains and it is neither soil nor stone. It does not accept water the way a loam does, and it does not turn a machine away the way bedrock does. Reading it correctly is most of the skill in a mountain soil evaluation, and it is why the answer can change inside one lot.
Depth to rock does here what a frost line does in a flatland market. It is the number the whole design bends around. In the Midwest a designer asks how deep the ground freezes. Here nobody asks that. Here the question is how much clean soil sits between the trench bottom and the rock, and there is no way to know without digging a hole and looking.
North Carolina runs the paperwork through your county, and it runs in two steps. First the ground gets found suitable, which is the permit a land buyer wants in hand before closing and which stays good for years. Then a separate authorization to construct has to be issued before anyone builds, and a building permit will not come through without it. One local fact people get wrong: the sewer district here does not blanket the county. It serves Asheville and several towns around it plus certain unincorporated pockets, and it stops where the collector mains stop. About half of Buncombe County lives on septic. Cross into Madison County and there is effectively no municipal collection outside the small towns at all.
Access is the third cost, and on this terrain it is a real one. Stone is heavy and a loaded truck does not climb a wet switchback drive.
